Why include a limitation?
Because the buyer will find it at the viewing anyway, and hearing it from you first changes how they read everything else you said. It also filters out visits that were never going to convert.
Will it invent details about my property?
No — it leaves marked blanks where a figure is missing rather than filling them in. Property claims you cannot support are a legal problem, not a copy problem.
